The PAS (Property & Asset Services) business area of Nhood has just announced a new phase of its evolution, consolidating a strategy focused on the continuous improvement of its real estate services and the expansion of its international presence. After a year and a half of internal transformations, PAS has made significant progress in its key areas, surpassing 1,740,000 m² in asset management, with nearly 30 Tenant Representation mandates and a steady growth of over 20% in Specialty Leasing over the past two years.
Among recent milestones, PAS highlights the incorporation of 11 F&B projects and the successful implementation of its first collaboration with international teams.
In the area of sustainability, the organization has implemented a Corporate Social Responsibility (CSR) strategy and started measuring its carbon footprint in collaboration with CEETRUS, aligning its operations with long-term environmental commitments.
A renewed organizational structure to face new challenges
Starting this November, PAS has implemented a new management structure with the appointment of three Regional Heads of PAS and an Operations Director to strengthen its focus on specific markets. Manuel Teba, Global Head of PAS, appointed the following regional leaders to drive the expanding markets:
- Teresa Verdugo: responsible for Russia, Poland, Romania, and Ukraine.
- Alexis Grolin: responsible for France and Luxembourg.
- Luigi Lancia: responsible for Portugal, Spain, Italy, and Africa, who will also continue as Head of PAS in Italy.
- Ganna Koryagina: responsible for operational business lines such as specialty leasing, F&B, asset and tenant representation.
With this new structure, PAS seeks more agile, consistent, and market-oriented decisions, as well as greater proximity and attention to customer needs. Manuel Teba reaffirms his commitment to promoting the human and strategic development of the organization, emphasizing that “PAS is increasingly closer to its vision and global ambitions.”
Strengthening in the Iberian Peninsula and special thanks
To strengthen its presence in the Iberian Peninsula, PAS has appointed Sofia Ferreira de Almeida as Head of PAS for the region, who will also assume the role of Market Manager for the Peninsula. Additionally, PAS announced the integration of the teams from Spain and Portugal in the areas of Asset Management, Property, and Marketing, a collaboration that has proven very effective in the first months of implementation and responds to the demands of increasingly concentrated clients in the Iberian Peninsula.
Sofia Ferreira de Almeida has extensive experience in asset management, supported by a strong background in investment banking and key positions in the real estate sector. She was Head of Capital Markets at CBRE and later Senior Asset Manager at Square AM in Portugal, where she advised international investors such as Signal Capital on the acquisition, repositioning, and divestment of assets. Before joining Nhood, where she has so far served as Head of PAS in Portugal, Sofia founded her own asset management company, providing consultancy services to various investors.
Luigi Lancia is a professional with extensive experience in the retail and real estate sectors. After graduating in Economics from the Catholic University of Milan and starting his career at KPMG, he joined Gallerie Auchan Spa in 2013 as a Business Controller. Over a decade, he played key roles in the transition from Gallerie Auchan to Ceetrus Spa, acquiring skills in real estate management and development and leading teams across Italy. He is currently Chief Operating Officer (COO) of Nhood Services Italy, managing a portfolio of 36 assets and development projects for the second largest AFM Group operation outside France.
Manuel Teba expressed his special thanks to Teresa Verdugo for her dedication and transformative work in Spain, a country she leaves to take on new challenges in other key markets for the organization.
