Nhood strengthens urban regeneration strategy with the commercialization of the Alverca citizen's bureau

Nhood announces the completion and commercialization of the first Citizen’s Bureau in the municipality of Vila Franca de Xira, located on the first floor of Galeria de Alverca. This opening marks a milestone in the second phase of the regeneration plan led by Nhood, aimed at transforming an obsolete real estate asset into an integrated urban space with positive social, environmental, and economic impact.
Covering 1,095 m², the Citizen’s Bureau brings together essential services in one location, promoting convenience and proximity for thousands of citizens. This intervention is part of a total investment of €32 million, which includes new brands such as Leroy Merlin and FitnessUp, a future health and leisure space, and the conversion of the towers into housing.
“This project reflects our mission to create sustainable value for territories, partners, and communities through integrated solutions in Asset Management, Property Management, Development, and Leasing & Tenant Representation,” says Sofia Ferreira de Almeida, Head of Property and Asset Services Iberia at Nhood.
“This initiative is a clear example of successful public-private collaboration, creating shared value for citizens, municipalities, and retailers. Ceetrus is committed to multiplying such initiatives across its portfolio, in line with its vision of sustainable and inclusive urban regeneration,” emphasizes Benjamin Top, Portfolio Director at Ceetrus.
With the support of its partner Nhood, Ceetrus aims to diversify the use of its sites by integrating public services that generate real added value for citizens and local communities. By welcoming the Citizen’s Office at Galeria de Alverca, Ceetrus is demonstrating how retail properties can be transformed into multifunctional hubs serving civic, social, and economic purposes.
This initiative is part of a larger transformation project aimed at revitalizing a 78,000 m² real estate complex and transforming it into a dynamic urban hub.
Developed by Nhood on behalf of Ceetrus Properties, co-owned with Auchan Retail Portugal and in collaboration with the Municipality of Vila Franca de Xira, this project reinforces Nhood’s and Ceetrus’s vision of“15-minute cities,” where service integration, mobility, and quality of life are key priorities.
